FAQ
Frequently Asked Questions
Answers to the most common questions about LTB processes, our services, and how we work.
How long do LTB hearings take?
LTB hearing wait times in Ontario currently average 6–12 months from the date of application filing, depending on the Board's backlog. The notice period (waiting for the tenant to comply) runs before the application is even filed. This is why starting the process promptly and correctly is critical — any procedural error restarts the waiting period.
Why milestone billing instead of hourly rates?
Hourly billing creates financial uncertainty — clients have no idea what the final invoice will be. Our milestone model ties every payment to a specific, delivered outcome: Notice Served, Application Filed, Hearing Attended. You pay only for tangible progress, never for billable hours that aren't moving your case forward.
Do I need to be present at the LTB hearing?
No. As your licensed paralegal representative, we attend the hearing on your behalf. You receive a detailed strategy brief before the hearing and a full outcomes report afterward. You can observe virtually if you choose, but your presence is not required.
What is an N-form and which one do I need?
N-forms are standardized LTB notice forms used to notify tenants before filing an application. Each form corresponds to a specific ground: N4 (non-payment of rent), N5 (property damage or disturbance), N6 (illegal acts), N8 (consistent late payment), and more. Using the wrong form is a common — and costly — mistake. We identify and draft the correct form for your exact situation.
Can you help if I'm already in the middle of an LTB process?
Yes. We can take over a file at any stage — including after notice has been served, after an application has been filed, or even to help prepare for an upcoming hearing. Book a free consult and we'll assess exactly where you stand.
Do you serve clients outside of Toronto?
Yes. CasePro Legal Services serves landlords and legal professionals across Ontario, including Ottawa, Hamilton, Brampton, Mississauga, London, and beyond. Most services are conducted remotely, and we appear at any LTB location in the province.
What is the difference between a paralegal and a lawyer for LTB matters?
Licensed paralegals are regulated by the Law Society of Ontario and are specifically authorized to represent clients before the LTB. For most landlord and tenant disputes, a qualified paralegal is the most efficient and cost-effective choice — with equal standing to a lawyer at the tribunal.
How quickly can you serve an eviction notice?
Our standard turnaround for N-form drafting and service coordination is 48 hours from intake. Rush processing (24 hours) is available as an add-on. Service by registered mail or process server is arranged immediately upon document approval.
